By Jake Pitman, Director, Manse Group
The process involved in a first-time build can be overwhelming, complex and confusing. Manse Group was formed to help owners – and builders – to navigate the complexities and achieve a quality outcome.
Manse Group was founded as a result of my parents going through the new build process to create their dream retirement home.
Having never built before, they struggled with the maze of architects, builders, drawings, quotes, contracts and permits. Every aspect was overwhelming for them.
I realised that my parents were not alone and many people could benefit from someone guiding them through the building process. And so, Manse Group was born.
Everything that we do relates back to two simple words; Quality Assurance. As Independent Building Consultants, we work to reduce discrepancies, delays and variation exposure to maintain the common goal – a successful project.
We are there for our clients from the design stage through to project completion with a customised range of services. Many contact us after they’ve chosen a builder and they discover the complexity of the construction process.
Our consultants are carpenters by trade and either have their building licence or are working towards it. This ensures we have refined practical skills and theoretical knowledge, along with an understanding of building principles and laws to identify and minimise problems.
We conduct pricing breakdowns and analyse quotes so that it is clear exactly what’s included, what’s not and how much our clients are up for – this is essential when selecting a builder.
Before our clients sign on the dotted line, we review their contractual documentation; examining the building contract, architectural floor plans and elevations, engineering, electrical, plumbing drawings and builder specifications, ensuring all costings, inclusions and any exclusions are noted.
We conduct site inspections at key stages of the build to ensure trade workmanship is in accordance with the contract documentation and industry standards. Any potential problems can be flagged and amended without significant delays or additional costs to the project.
Our recommendations are 100 per cent factual, based on industry knowledge, the Building Act, Building Regulations, Building Code of Australia, Australian Standards, the Victorian Building Authority’s Guide to Standards and Tolerances and manufacturers’ specifications.
It is important to mention that it’s not ‘us against the builder’; in fact we work with many local builders. Enso Homes for example, has engaged us to complete independent inspections to streamline their auditing process and ensure they are at the forefront of their industry.
Builders appreciate a fresh set of eyes and it gives their clients reassurance and peace of mind. Outsourcing inspections also demonstrates a commitment to delivering the highest quality build.
We can make a big difference to not only the quality of a project, but the overall building experience. To see how we can assist with your new home and for an obligation-free quote, please get in touch today.
Hot tip…
Don’t rush! Take time to iron out all the kinks before finalising your design. This will minimise delays, variations and budget blowouts, and make the build a lot less stressful (for everyone).
